These Terms of Use cover your use of summitcapllc.com (the “site”). Summit Capital LLC, a Nevada limited liability company (“Summit Capital,” “we,” or “us”), operates the site. By using the site, you agree to these terms. If you don’t agree, please don’t use the site.

Information only, not an offer

Everything on this site is general information. That includes how we lease and operate units, how rent gets paid, fees, and the services we describe. None of it is an offer, a promise, or a binding commitment.

The only terms that apply to a lease between you and Summit Capital LLC are the terms written in a lease signed by both parties. If anything on this site differs from a signed lease, the signed lease controls. Nothing on this site is legal, tax, or financial advice.

The AI chat assistant

Sabrina, the chat assistant on this site, is an AI. It can make mistakes, and its answers may be incomplete or out of date. Nothing it says is an offer, a commitment, or a binding statement by Summit Capital LLC. Please confirm anything important with our team at info@summitcapllc.com.

A team member may join a chat. Their chat messages are informal too and don’t change any signed agreement. Please don’t share sensitive personal or financial information in the chat. Our Privacy Policy explains how chat messages are handled.

Acceptable use

When you use the site, you agree not to:

• use it for anything unlawful or fraudulent;
• submit false information, spam, or someone else’s information through our forms or chat;
• try to access parts of the site, our admin tools, or our systems that you aren’t authorized to use;
• disrupt the site, for example with malware, automated attacks, or high-volume scraping; or
• try to trick the chat assistant into producing harmful or misleading content.

We may block access for anyone who misuses the site.

Our content

The site and its content, including text, photos, logos, and design, belong to Summit Capital LLC or the people who licensed them to us, and are protected by copyright and trademark law. You may view and print pages for your own personal, non-commercial use. Please don’t copy, republish, or use our content or name commercially without our written permission.

Links to other sites

The site may link to websites we don’t control. We aren’t responsible for their content, policies, or practices, so please review their terms and privacy policies before using them.

Disclaimer of warranties

We work to keep the site accurate and available, but we provide it “as is” and “as available.” To the fullest extent the law allows, we disclaim all warranties, express or implied, including warranties of merchantability, fitness for a particular purpose, accuracy, and non-infringement. We don’t promise the site or the chat assistant will be error-free or uninterrupted.

Limitation of liability

To the fullest extent the law allows, Summit Capital LLC and its members, managers, employees, and agents will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for lost profits or lost data, arising from your use of the site or the chat assistant. Our total liability for any claim relating to the site is limited to $100.

This section doesn’t change anyone’s rights or obligations under a signed lease, and it doesn’t limit any liability that the law doesn’t allow us to limit.

Governing law

Nevada law governs these terms, without regard to its conflict-of-law rules. Any dispute relating to the site will be handled in the state or federal courts located in Clark County, Nevada, and you agree to those courts’ jurisdiction.

Changes to these terms

We may update these terms from time to time. When we do, we’ll post the new version on this page and update the effective date above. If you keep using the site after that, the updated terms apply.
