This Privacy Policy explains what information Summit Capital LLC (“Summit Capital,” “we,” or “us”) collects through summitcapllc.com, how we use it, and the choices you have. Summit Capital LLC is a Nevada limited liability company.

Information we collect
Contact form. When you send our contact form, we collect your first and last name, phone number, email address, your message (if you write one), whether you checked “Sign up for news and updates,” and the page you sent the form from. We store it in Google Firebase (Cloud Firestore).
Chat. The chat on this site is answered by Sabrina, an AI assistant. When you start a chat, your browser signs in to Firebase anonymously, with no name or email needed, so your conversation stays tied to your browser. We store your messages, the replies, and the page you started the chat from in Firestore. Everything you type in the chat is stored, so please don’t share sensitive information such as Social Security numbers, bank or card details, passwords, or health information.
Technical information. When your browser loads the site, our hosting provider (Google Firebase) and Google Fonts receive standard technical data, such as your IP address, browser type, and the page requested. Google Fonts serves the site’s fonts directly from Google’s servers, so Google receives your IP address when a page loads.
Browser storage. The site saves a few small items in your browser: your light or dark theme choice, your chat conversation ID, any chat message you’ve typed but not yet sent, and whether you’ve already seen the chat greeting. Firebase also keeps your anonymous chat sign-in in browser storage. These items exist only to make the site work. You can clear them at any time in your browser settings.
How we use your information
- To respond to your inquiry and follow up about your property.
- To send you news and updates, only if you checked the sign-up box. You can opt out at any time by emailing info@summitcapllc.com.
- To run the chat: answer your questions and let a team member step in when you need a person.
- To keep the site secure and working.
Who we share it with
We share information only with the service providers that help us run the site and the chat:
- Google Firebase (Google LLC) hosts the site, stores form submissions and chat conversations, handles the anonymous chat sign-in, and sends push notifications to our team through Firebase Cloud Messaging.
- Anthropic processes chat messages to write the AI assistant’s replies.
- OpenAI processes chat messages to create search embeddings, which help the assistant find the right answer in our knowledge base.
- Telegram carries notifications to our team when a chat is handed to a person.
- Google Fonts delivers the site’s fonts, as described above.
The team notifications sent through Telegram and Firebase Cloud Messaging can include parts of your chat conversation. We may also disclose information when the law requires it, to protect our rights or anyone’s safety, or as part of a merger, sale, or reorganization of our business.
What we don’t do
We don’t sell your personal information, and we don’t share it for targeted advertising. The site has no analytics, advertising cookies, or tracking pixels.
How long we keep it
We keep contact form submissions and chat conversations for as long as we need them to handle your inquiry or our business relationship with you, or longer if the law requires it.
Access and deletion
You can ask us to show you, correct, or delete the personal information we hold about you by emailing info@summitcapllc.com. We may need to confirm your identity first. We’ll respond within 45 days.
Your state privacy rights
Nevada residents. Under Nevada law (NRS Chapter 603A), you can ask us not to sell the covered information we collect about you. We don’t sell personal information, but you’re welcome to send a request to info@summitcapllc.com and we’ll confirm it in writing.
Residents of other states. Some states give their residents more rights over their personal information. If you live in one of those states, email info@summitcapllc.com and we’ll handle your request as your state’s law requires.
Security
We use reasonable safeguards, including access controls on our database, to protect your information. No website or online service is completely secure, though, so we can’t promise absolute security.
Children
The site is meant for property owners and operators. It isn’t directed to children under 13, and we don’t knowingly collect personal information from them. If you believe a child under 13 has given us information, email us and we’ll delete it.
Changes to this policy
We may update this policy from time to time. When we do, we’ll post the new version on this page and update the effective date above.
