  • Are there any management fees or rent deductions?

    We do not take a percentage of your rent. Guests are willing to pay a premium to rent the spaces for a shorter period of time, and we simply collect any residual amounts over your requested rent.

  • How will you guarantee the rent?

    We run a revenue-generating business, and your rent is a core operating expense. Our company signs the lease, and the rent is personally guaranteed. Because our success depends on strong partnerships with property owners, we approach every lease with a long-term commitment.

  • How long do guests typically stay?

    Our working and traveling guests typically stay anywhere from five days to several months, depending on seasonality and the nature of their work. We target remote professionals or contractors who require two to three-month stays.

  • Do you monitor who comes in and out of the property?

    Security is a top priority for us. With your approval, we will install Wi-Fi–enabled security cameras on the exterior of the property to help monitor activity and ensure compliance with guest policies.

  • How do you screen guests, and what is your criteria?

    Guest inquiries include identity verification and background screening through our booking platforms. We personally review each request, including the purpose of the stay, before approving occupancy. Delivering a secure and professional experience is critical to our business and reputation.

  • Do you market on platforms such as AirBnB, VRBO, etc?

    We utilize a variety of online travel agencies, including Furnished Finder, Booking.com, Airbnb, Travel Nurse Housing, and Corporate Housing, to market our properties and reach qualified guests. Our marketing efforts focus on corporate, medical, business, and leisure travelers, with all bookings subject to our vigorous screening and approval process.

  • How do you ensure there won't be parties on my property?

    We are highly proactive in preventing parties or events and maintaining the condition of each property. Protecting the property aligns directly with our business interests, as damage or downtime affects both our revenue and guest quality. Noise-monitoring technology is used to alert our team if thresholds are exceeded, allowing us to respond quickly if needed. Any maintenance or damage as a result of parties is addressed by us. While it is impossible to fully prevent guests from engaging in these activites, situations like this are very rare.

  • What happens if the property needs repairs or maintenance?

    We handle routine maintenance and minor repairs directly to keep the property operating smoothly and in excellent condition. If a larger repair is ever required, we will communicate promptly and coordinate next steps with you. Our goal is to proactively care for the property, minimize disruption, and protect the long-term value of your asset.

  • How does insurance and liability work?

    We require appropriate insurance coverages for the property and confirm that short-term operations are supported under your existing policy or a supplemental one. We also maintain liability protections and coordinate claims if needed, so you’re safeguarded.

  • How involved do I need to be as the owner?

    Very little. Our model is designed to be hands-off for owners. We manage day-to-day operations, guest communication, and routine oversight, while keeping you informed as needed.

  • What should I expect once the lease begins?

    Once the lease is in place, we take over operations and management responsibilities. Your role is simply to receive rent and occasional updates.

  • What happens if I want to sell or transition the property?

    We aim for long-term partnerships, but if you decide to sell the property, we’ll work with you to transition current operations smoothly. We provide all documentation and support needed to transfer bookings, tenant records, and maintenance history to the new owner or agent.
